We typically prefer to work with properties for a minimum of 9-12 months to maximise the benefits of our services. However, we understand that each property is unique, and we are open to exceptions depending on its potential. Please contact us to discuss your property and determine if it meets our eligibility criteria.

Simply because establishing a successful listing takes time and effort. Whether we list the property during low or high season, the initial period may be slower as we focus on generating the first few crucial 5-star reviews and building momentum. These positive reviews serve as social proof, encouraging more guests to book the property. Moreover, having a longer advertising period increases our chances of securing bookings, especially since many guests prefer to plan their trips well in advance. Therefore, advertising for a year in advance provides us with the opportunity to attract a larger pool of guests and maximise your income potential.

For the duration of the rental period, it’s necessary for the entire property, including the garage, to be available and free of personal belongings, similar to having a permanent tenant. This ensures a seamless and comfortable experience for guests during their stay. If desired, homeowners may place a lock on a cupboard to store personal items securely at the property during the rental period.

All rental income generated from your property is channelled through our trust account. Homeowners can expect to receive their monthly income in the beginning of each following month, accompanied by a detailed statement outlining the rental activity and any associated fees. This ensures transparency and timely payment for our clients.

We are a fully licensed real estate agency holding both individual and corporate licences. This accreditation demonstrates our commitment to professionalism and compliance with industry regulations, providing peace of mind to our clients and ensuring the highest standards of service delivery.

As a homeowner, you will be responsible for utility bills such as electricity, water, gas, and internet, as well as routine maintenance costs, property insurance, council rates, and any necessary repairs.

To ensure your property is in top condition for guests and compliant with council regulations, smoke alarms and air-conditioners are serviced annually, and pool certificates are renewed every couple of years. Pest control is conducted once a year, carpets and upholstery are professionally cleaned once or twice a year, and windows are washed based on the property’s needs. Those are all billed to you. The property is also thoroughly cleaned upon guests’ check-out, and essential replenishments are provided, at no cost to you. Our property management fee covers comprehensive management of your listing, including guest communication, cleaning coordination, and maintenance scheduling, making the process seamless for you.
